Bahamas Mortgage Information

US dollar mortgages are available in The Bahamas and are an option we recommend when purchasing in The Heights at Lake Cunningham.

  • Banks are usually prepared to finance between 65% to 70% of the Sale price. 
  • Interest rates are typically 6% to 8% but are linked to United States Libor and Prime base rates, which as at early 2008, are on a downward cycle.
  • Interest only mortgages are available but these arrangements are not as common as in the UK or Spain for example. Banks typically prefer principal and interest payments.
  • Generally mortgage terms for non-residents are 10 to 20 years.
  • The borrowers total monthly mortgage payment should not exceed 40% to 45% of their monthly income to qualify.
  • For high net-worth individuals there are more products available depending on the size of their respective portfolios. In all cases full documentation will be required.
  • Documentation process -  Lenders require proof of identity, income verification and any documentation relating to the proposed purchase, e.g. valuation/appraisal, sales contract. For those that are self employed, the documentation process can be more extensive as a Lender would require additional documents, e.g.  Audited Financials, Bank statements etc.
  • Our Client Support Unit and Sotheby’s Associates in Nassau can assist with a mortgage. We have sourced an excellent mortgage broker in Nassau. They are able to obtain a decision in principle for you prior to you exchanging contracts. Typical loan to value is 70%.

Our client relations team will respond to your enquiry by sending you all the relevant documentation you have requested, including brochures, price listings and development information.

Step 2: Request Viewing

Our client relation team will take care of all your travel and accommodation needs for you. We can arrange your flights for you and 7 Best Invest will pay for your accommodation for up to 3 days in one of the local 4 star hotels.

Our local operations director will personally meet you from the airport and take you to your hotel. Once you have settled then our operations director will take you to the development site for your viewing where you will be given as much time as you need to look over our properties and the local areas.

We can at this time arrange for meetings with our lettings agent and any of the local banks or solicitors that will help you with your purchase.

NB: We require a 10,000 Dollar deposit to arrange your viewing trip, which is fully refundable.

Step 3: Agree to Purchase

At this point our client relations team will send you the relevant forms for your signature and a 30% deposit will be put down to ensure the sale. Once the contracts have exchanged within 28 days we can then refund any viewing trip cost that you have incurred, for example flight and excursion costs.

Step 4: Completion

Our local operations director will meet you in person on location for the completion. At this stage you will meet with the notary/Solicitor and the local bank to sign off for the mortgage. All of the final payments will be made, for example notary fees, IVA costs and the balance for the property. Once all the commercials have been agreed, the sale will be completed and the keys will be yours. About The Area

Nassau

Nassau is the capital city and commercial centre of the Commonwealth of the Bahamas. The city has a population of 210,832 (2000 census), nearly 70 percent of the entire population of the Bahamas (303,611). Lynden Pindling International Airport, the major airport for the Bahamas, is located about 16 kilometres or 10 miles west of downtown Nassau, and has daily flights to major cities in the United States, Canada, the United Kingdom, and the Caribbean.

The city is located on the island of New Providence, which functions much like a federal district. While there is no local government, it is governed directly as an administrative division of the national government.

Geography - Located on New Providence island, Nassau has an attractive harbour, a colourful blend of old world and colonial architecture and a busy port. The tropical climate and natural beauty of the Bahamas has made Nassau a popular tourist destination, with a reputation for relaxing days and an exciting nightlife.

Summertime temperatures rarely exceed 33 °C (92 degrees Fahrenheit) and the winter months have daytime temperatures between 20 and 26 °C (68 and 80 °F), rarely falling below 10 °C or 50 °F.

Atlantis Nassau BahamasThe city's proximity to the United States (180 miles or 290 km east-southeast of Miami, Florida) has also contributed to its popularity as a vacation spot, especially after the banning of American travel to Cuba. The world famous Atlantis resort on nearby Paradise Island, (image above), accounts for more tourist arrivals to the city than any other hotel property. The mega resort also employs over 6,000 Bahamians, the largest outside of government.

History - Nassau was formerly Charles Town; it was burnt to the ground by the Spanish in 1684, but later rebuilt and renamed Nassau in 1695 to honour King William III of England (from the House of Orange-Nassau).

The Bahamas

The Commonwealth of The Bahamas is an English-speaking nation consisting of two thousand cays and seven hundred islands that form an archipelago. It is located in the Atlantic Ocean, east of Florida and the United States, north of Cuba and the Caribbean, and northwest of the British overseas territory of the Turks and Caicos Islands.

Geography

Nassau mapThe closest island to the United States is Bimini, which is also known as the gateway to the Bahamas. The island of Abaco is to the east of Grand Bahama. The most southeastern island is Great Inagua. Other notable islands include the Bahamas' largest island, Andros Island, and Eleuthera, Cat Island, Long Island, San Salvador Island, Acklins, Crooked Island, Exuma and Mayaguana. Nassau, The Bahamas capital city, lies on the island of New Providence.

To the southeast, the Turks and Caicos Islands, and three more extensive submarine features called, Silver Bank, and Navidad Bank, are geographically a continuation of the Bahamas, but not part of the Commonwealth of the Bahamas.

The climate of the Bahamas is subtropical to tropical, and is moderated significantly by the waters of the Gulf Stream, particularly in winter.

History

The area may have been populated previously, the seafaring Taino people moved into the northern Bahamas around the 7th century from Hispaniola and Cuba. These people came to be known as the Lucayans. There were an estimated 40,000+ Lucayans at the time of Columbus' arrival in 1492.

Christopher Columbus's first landfall in the New World was on San Salvador Island, also known as Watling's Island, in the southern part of Bahamas. Here, Columbus made contact with the Lucayans and exchanged goods with them.

Bahamas LogoBahamian Lucayans were later taken to Hispaniola as slaves; and within two decades, Lucayan societies ceased to exist due to forced labour, warfare, disease, emigration and outmarriage. After the Lucayan population was eliminated, the Bahamian islands were virtually unoccupied until English settlers came from Bermuda in 1647. The Eleutherian Adventurers established settlements on the island of Eleuthera.

The Bahamas became a British crown colony in 1717. Some 8,000 American Loyalists and their slaves moved to the Bahamas after 1783 from New York, Florida and the Carolinas. Slavery was abolished in the British Empire on August 1, 1834. This led to many fugitive slaves from the US braving the perils of the Atlantic for the promise of a free life in the Bahamas.

On May 8, 1782, during the American Revolutionary War, Count Bernardo de Gálvez, the Spanish governor of Louisiana, captured the British naval base at New Providence in the Bahamas.

The British made the islands internally self-governing in 1964. In 1973, the Bahamas became fully independent, but retained membership in the Commonwealth of Nations. In 1967, became the first black premier of the colony, and in 1968 became prime minister. Another black Bahamian, Sir Milo Butler, was appointed govenor-general upon Independence.

Based on the pillars of tourism and offshore financial services, the Bahamian economy has prospered since the 1950s. Today, the country enjoys the third highest per capita income in the hemisphere, and the highest in the Caribbean, excluding the dependent territory of the Cayman Islands.

The origin of the name "Bahamas" is ambiguous. It is thought to derive from the Spanish baja mar, meaning "shallow seas"; others trace the name to the Lucayan word for Grand Bahama Island, ba-ha-ma "large upper middle land".

Q: Are the properties Freehold?

A: Yes, all villas and apartments are freehold.

Q: What is the target completion date of the whole project?

A: Early 2009. The top tier of villas will be complete around Autumn 2008.

Q: Are there swimming pools?

A: Yes, there is a communal swimming pool available for the apartments as part of the spacious and tropical common area which will include, water features, cabana amenities, and entertainment areas. Each villa has its own private Jacuzzi and all Chateau models and some Avalon models have a private pool.

Q: What security is planned for the project?

A: This enclosed and secured community will be monitored twenty-four hours by trained security personnel including reinforced security gates and Monitored Electronic Security Systems. Street Lights are also provided.

Q: What are the likely property /local /council taxes the owner would incur?

A: Annual Real Estate Taxes are levied in The Bahamas annually: For Owner-occupied property: Up to US$250,000 Nil, US$250,001 - US$500,000 0.75%, Over US$500,000 1.0 (max $35,000).
Other property, e.g. pure rental use: Up to US$500,000 1.0%, Over US$500,000 2.0%

Q: What are the proposed service charges?

A: A preliminary figure of $840-$895 per month for the villas has been quoted which covers communal areas, security, waste management and lawn maintenance. Charges for the apartments will be somewhat less, to be advised in Spring 2008. A maintenance company will be set up to administer the development which will be overseen by the Homeowner’s Association.

Q: Where exactly is the development?

A: On the south eastern hills overlooking Lake Cunningham, adjacent to John F. Kennedy Drive. The Lake is south east of Cable Beach and to the west of Nassau. Just minutes from the Airport, Cable Beach, downtown Nassau and 20 minutes away from the world famous Atlantis Resort. The new Bahamas Mega Resort and Casino is minutes away which is destined to significantly increase capital values in the area around Lake Cunningham.

Q: What is the flight time from the UK and other major cities?

A: Nassau International Airport is 9 hours flight from the UK and Europe and a few hours from most major US and Canadian hubs. South Florida is a 30 minute flight from Nassau. The Heights at Lake Cunningham is only minutes away from Nassau's quiet international airport.

Q: Who is the builder?

A: P & P Development Company Limited are part of Heavy Marine & Foundations, Bahamas, Ltd., the premier construction company on the island. The development team have extensive experience of developing in The Bahamas and nearby Caribbean islands. Heavy Marine & Foundations, Bahamas, Ltd., is a fully licensed and insured Bahamian firm capable of handling upland and offshore construction projects and infrastructure development. They represent over 100 years of experience in the construction industry. They are capable of creating buildings utilising traditional construction methodologies as well as implementing the latest in construction.

Q: What is the method of construction?

A: Steel reinforced concrete foundation and reinforced masonry wall construction with steel reinforced tie beams with texture stucco finish, all pre-treated wood used inside and outside of all units. All doors approved Aluminium hurricane impact, Fibreglass Systems.

Q: Can I visit the site during construction?

A: Yes, site visits can be arranged so that you can be satisfied as to the construction of the building.

Q: Who will maintain the building and grounds?

A: The maintenance company, mentioned above will be responsible for ensuring the building and gardens are thoroughly maintained.

Q: Can I purchase the property with a mortgage?

A: Yes our Client Support Unit and Sotheby’s Associates in Nassau can assist with this. We have sourced an excellent mortgage broker in Nassau. They are able to obtain a decision in principle for you prior to you exchanging contracts. Typical loan to value is 70%.

Q: Can you recommend a lawyer on the island and what do they charge?

A: Yes, again our Client Support Unit and Sotheby’s Associates in Nassau can assist with this. We typically recommend two or three lawyers for you to choose. Each one is briefed on the project and familiar with the deal. You should budget for 5% of the purchase price for stamp tax and 2.5% to 3% for all legal and notary costs.

Q: What about Income Tax and Capital Gains Tax

A: The Bahamas is one of the most well known tax havens in the world. There is no Income Tax on rentals or Capital Gains Tax when you sell your property. For more specific requirements please enquire to one of our Client Relations advisors who will put you in touch with the relevant advisor.

Q: How do I purchase?

A: A reservation deposit of US$10,000 or £5,000 is required to secure the apartment or villa of your choice. It is refundable for 14 days. As a 7 Best Invest member we will pay for three night’s accommodation and our partners in Nassau, Sotheby’s will arrange transfers and show you around the property. You have 7 days after the viewing trip to let us know if you wish to proceed. If not, no problem your deposit is refunded, (we will make a small deduction for costs incurred). If you wish to proceed our Client Support Unit will ensure you have all the documents and information to exchange contracts within 28 days whereupon the balance of the 30% deposit is due, we do insist that before you reserve you ensure that you are able to meet this 28 day deadline for paying the 30% deposit. The final balance is due on completion varying from Autumn 2009 for the top tier and March 2009 for the apartments. You may choose to finance this with a mortgage. Our Client Support Unit and partners, Sotheby’s will assist with this through our recommended broker.
