We have chosen a panel of property professionals, who in our opinion are able to gauge the following: product suitability, provable discount to open market value, rental guarantees or cashback, high capital growth areas, quality of build and landscaping, longevity and sustainability of the project, ability to gear the investment.
How do we get paid?
We do not charge you a fee, we receive a commission relative to the number of units we agree to take. On occasion we may agree with the developer to actually buy any units unsold at the end of an agreed timescale.
Another way we get paid is to receive a forward marketing allowance on each property sold.
In effect we use our clients' and the company's bulk buying power to "buy wholesale" not retail, to obtain discounts from the open market value of the properties.
How do we find our properties?
"Research, research, research"
We talk to developers all the time, we may be called in by the MD or FD of a developer to assist with a marketing programme.
We are typically offered 30 - 40 developments per month across the world, we will actually look at 3 or 4 which meet our criteria, we then tend to offer on just one development, and sometimes we make no offers at all.
We undertake diligent and comprehensive research, not only on the property but also on the developer, this involves the use of our team of forensic accountants, surveyors, architects.
We do the hard work, so you do not have to, we save our clients time and money.
